Fine Mondo accepts a small number of new commissions each year. The page that follows is not a marketing form — it is the studio's intake, read personally by the concierge and triaged to a founding partner before any reply is sent.

On Intake

Every enquiry is read, then triaged.

Submissions below are received by the studio concierge in Milan and reviewed within two business days. Where the project is in scope — a primary or secondary residence, an estate restoration, a flagship development — the enquiry is passed to a founding partner for a private reply. Where it is not, the concierge will say so courteously and, where possible, suggest a peer studio. We do not maintain a sales pipeline, and we do not route correspondence through external CRM systems.

Confidentiality is structural to the practice. The studio's protocol has been vetted by twenty-three family offices and eleven royal households; no project imagery, client identity, or budget is disclosed without written consent. The same discretion that governs finished work governs the first letter.

The First Conversation

What the studio will ask, and what to prepare.

A first call with Fine Mondo is unhurried — typically forty-five to sixty minutes — and is conducted by a founding partner or a senior principal. It is not a sales interview. The questions below are asked so that the studio can understand whether the project is in scope, and so that you leave the call with a clear sense of what comes next.

    Referral & provenance

    How the studio came to your attention — and, where possible, the person or work that prompted the enquiry. The studio accepts seventy-eight per cent of new business by referral; the conversation often begins there.

  2. ii.

    The property, in plain language

    Type, location, approximate size, and condition. A short description of the architecture and the era of the building is more useful at this stage than plans or photographs. Plans may follow once a non-disclosure is in place.

  3. iii.

    The intended scope

    Whether the commission concerns architecture, interior architecture, the atelier's bespoke furniture, or a combination. The studio's average project tenure is fourteen months, with ninety-six per cent on-time delivery across the last five years.

  4. iv.

    Timeline & decision-makers

    The intended start, the planning horizon, and who else will be involved in the decision — family, advisors, an existing architect. The studio typically accepts four to six new principal commissions each year; pacing matters.

A Note on Discretion

No project is photographed for publication without written consent. No client name, address, or budget appears in any press, monograph, or portfolio. The same protocol that protects a finished residence protects the first letter that arrives at the studio.
